Small-Scale Mixed-Use Facility Planning & Creative Direction

We approach the production of small-scale mixed-use facilities not as simple real estate utilization or property development, but as the creation of places that harmonize with the land’s history, culture, and surrounding environment. Our aim is to design spaces that are open to the community—places where people gather, connect, and spend time with a gentle sense of belonging. Even at a modest scale, by combining multiple meaningful functions for the local area, the space gains depth and richness, cultivating small moments of everyday well-being. We softly weave together functions such as cafés, bookstores, galleries, workspaces, and community rooms for children and seniors—fostering a “cultural hub” where operators, local residents, and visitors can naturally intersect. From planning and design to operational support and branding, we accompany each project throughout the entire process, re-editing the possibilities of both land and people. This is our vision of an “elevated everyday space.”

Market Research & Concept Development

As the starting point for facility planning, we conduct a multifaceted study of location and regional character, surrounding demographics, daily movement patterns, and the commercial landscape. We then carefully interpret local culture, customs, and latent needs and challenges, organizing both qualitative and quantitative insights to answer: “Which functions are truly required?” and “What kind of space should be created?” Based on these findings, we define the spatial program and functional layout in line with the site’s and building’s unique qualities, as well as the project’s intent and direction. Rather than merely assigning uses, we design a “story- driven concept” that consciously creates a place of genuine meaning for the community.

Revenue Simulation & Tenant Mix Planning

We organize initial investment, operating costs, and revenue structure to ensure the long-term sustainability of the business, and we calculate projected financial performance over time. While considering the overall balance of the facility, we plan rental assumptions and operational income for each space. We also identify tenant types that align with the location and the core concept, strategically designing the mix and zoning of uses. By envisioning “visible, community-connected tenants” — such as local businesses, entrepreneurs, and regional partners who resonate with the facility’s character — we aim to achieve both profitability and meaningful contribution to the community.

Spatial Design & Brand Development

To ensure that the facility becomes a beloved part of the local landscape and one that remains in memory, we provide integrated support for both spatial design—architecture, interior, signage, and landscaping—and brand development, including naming, logo design, color palette, and overall tone and manner.

In collaboration with architects and graphic designers, we give form to the facility’s guiding principles and spatial character. Furthermore, by creating a cohesive brand expression across web presence, printed materials, and signage planning, we help the facility be recognized not merely as a “place,” but as a space with values— earning the trust and resonance of its users.
